    Why should I choose to stay at the Phuket Beachfront Villas?

    Given that Phuket is an island, it's amazing how few properties are located on the beach. There are many properties that are "just a five minute walk to the beach" or "a quick drive to the beach" but ours are literally on-the-beach just like our name, the Phuket Beachfront Villas. However, we offer great value in terms of quality, lifestyle and experience. When comparing the cost of staying at our villas with the cost that you will have to pay at the hotel per room or guest basis, our luxury private home can help you spare more cash in order to spend on your activities and tour excursions.

    How comfortable are our villas?

    The Villas are designed with the modern life concept yet conveying a peaceful / calmness to the people living in it. All of the villas have spacious (282 mē), tastefully furnished, al-fresco living and dining areas with air-conditioning and fans. All of the balconies extended out to soak up the warmth of the sun and sea breeze.

     

    Western Kitchens are equipped with a stove, refrigerator/freezer, a microwave, electric kettle and a toaster along with necessary cooking utensils and sets of crockery and glasses for 8 persons. Each bedroom has an en-suite bathroom and is supplied with bed linens, towels, etc. Although being a self-catered villa, we intend to enhance your comfort by arranging for you a complimentary welcome pack which includes bread, jam, milk, drinking water, instant tea/coffee, a fruit basket, soap, tissue papers, toilet rolls, etc. so that you can take it easy and relax in your own home.

    What is included in the price?

    The rates published on this website are inclusive of service charge, tax, cleaning, maintenance service, electricity and water. Guests are asked to turn off the lights and air conditioning when not in the villa (abusive use of the air-conditioning or lights may result in extra charges for electricity)

     

    Towels and bedding linens are changed once a week.

    A babysitting service, massage therapist, chef, an interpreter, driver etc. can be arranged in your villa on request. (subject to availability)

    What is our pricing policy?

    We offer you the absolutely reasonable rates available among all the luxury beachfront properties! Our rates on the website are shown in Euros and include all taxes and service charges. For your convenience, we have provided the link to a currency exchange converter for you to refer to, however, we accepts payment in the original currency specified, before use of conversion tool. We may accept other currencies if specifically agreed in advance.

     

    Villa Rates shown are based on a standard booking request and may be subject to change pending requirements, eligibility, seasons, special events and/or blackout dates. Rates shown do not include extra beds or specials arrangements. Rates may also have to be adjusted in case of transport requests. In such cases we will submit an updated quote to you by email.

    Are advertised rates the same for everyone?

    We do offer the same rates as advertised to everyone. Rates advertised on the website may be subject to change during the Booking Process. Our Customer Service Agents will inform you in detail on such rate changes prior to completion of your booking request and will provide you with alternatives.

    When should I make my reservation?

    We recommend you to book as early as you can as we have limited number of villas available for rent, and the demand is rather high. Our booking policy is first-come, first-served. So in order to secure the villa you want, many guests reserve their villa as much as seven to eight months in advance (sometimes even more).

    What is your Reservation and cancellation policy?

    An initial deposit of 25% of the rental cost (non refundable) must be received via a bank transfer before a confirmation can be given. If funds are not received within 7 banking days the reservation will automatically be cancelled.

     

    Final payment consisting of the remaining balance must be received at least 8 weeks prior to guest check in day. Failure to make the final payment on a timely basis will cause your reservations to be cancelled. If the booking is made within 8 weeks of the arrival date, 100% of the total rental cost is be paid in order to secure a booking.

     

    We have taken great care to make our Cancellation Policy as flexible as possible. We understand that you may want to amend your travel dates - even at the last minute, or that you may have to cancel your travels - due to unforeseen circumstances. In order to successfully submit/post your booking request you are required to acknowledge that you have read and understand our Terms/Conditions & Cancellation Policy. Please read below Cancellation Policy carefully.

     

    Cancellation policy:

    • In order to cancel your booking, we require a written notification to be sent to us via email.

    • If a cancellation is received more than 7 weeks before the check-in date, all of monies received in excess of the 25% deposit (non refundable) will be refunded.

    • If a cancellation is received between 7 and 4 weeks, 50% of the monies will be refunded.

    • If a cancellation is received less than 4 weeks, no monies will be refunded.

    How do I submit a Booking Request?

    Booking online with Phuket Beachfront Villas could not be easier! Select your desired villa from our website, check on rates and villa details and go to the 'Enquiry' button. Once you've submitted your Enquiry Form, our Customer Service Agents will immediately attend to your booking details.

     

    Once your deposit payment has been successfully processed via a bank transfer and your reservation is confirmed you will receive your Booking Voucher by email. In the event that the villa you have chosen is not available we will suggest an alternative villa to you.

    What is the minimum lead period before the check-in date?

    Basically you can submit your Booking Request or Enquiry at any time prior to your arrival. For certain periods, villas demand is high at all times, particular for peak periods such as holiday seasons. We suggest that you book early in order to secure your villa of choice.

    In what Currency do you settle my payment?

    Once you have given us a confirmation on your booking, we will issue you an invoice stating the amount of your rental cost. Room rates shown at the date/time of your booking request are in Euros. For your convenience, we have provided the link to a currency exchange converter for you to refer to, however, we accepts payment in the original currency specified, before use of conversion tool. We may accept other currencies if specifically agreed in advance.

    How can I amend or cancel my booking?

    What do I need when checking in ?

    Simply present your Booking Voucher to the staff along with your passport id to confirm your identity as stated under Guest Name on your Booking Voucher. If for any reason you should need a duplicate, please do not hesitate to contact us by email, online or phone. A security deposit of EUR300 must be paid IN CASH upon arrival to cover any damage to the villa. It can be paid in either GB Pounds Sterling, Thai Baht, US Dollars or Euros (of equivalent amount to $300). The security deposit will then be reimbursed at the end of the rental period upon verification of the villa in the same currency.

    What time can I check-in and check-out?

    Check in is at 14:00PM on day of arrival and check out is 12:00 PM. on day of departure. (Early arrival or late check-out will be considered depending on availability, please verify with us in advance and please note that we are under NO obligation to allow for early check-in nor late check-out.) You may also want to schedule your flight/trip schedules accordingly.

    In case I would like to extend my stay, how do I proceed?

    In case you would like to extend your stay with us, you must inform us immediately and subject to availability, and if the villa you are staying in become unavailable during the period you would like to extend to, we will offer you alternative villa that best suit you. The payment for the extended days is to be paid in cash upon confirming the booking extension.
